A gas boiler that burns fossil fuels and produces carbon monoxide can be stamped with an A. An electric boiler, almost 100% efficient at the outlet, producing no emissions in your home, often gets marked as a D. Confused? You\u2019re not alone.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-lg-font-size\">The EPC puzzle<\/h2>\n\n\n\n<p class=\"kt-adv-heading10965_1b194e-79 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_1b194e-79\">EPCs were designed to provide homebuyers and landlords with a quick and easy way to compare properties. One letter, A to G, to show how \u201cefficient\u201d a home is. The idea is simple. The reality is more complicated.<br>Here\u2019s the catch: EPCs aren\u2019t really measuring what happens in your home. They\u2019re based on models that use <em>fuel price assumptions<\/em> and <em>grid factors<\/em>.<br>Gas is cheaper per unit of energy, so homes with gas boilers tend to score better. Electricity costs more per unit, so homes with electric heating get marked down &#8211; even though the system is nearly 100% efficient in the home.<br>That\u2019s how you can spend thousands on insulation, glazing, solar panels or a new heating system, and still see your EPC score drop.<\/p>\n\n\n\n<div class=\"wp-block-kadence-spacer aligncenter kt-block-spacer-10965_844817-90\"><div class=\"kt-block-spacer kt-block-spacer-halign-center\"><hr class=\"kt-divider\"\/><\/div><\/div>\n\n\n\n<h2 class=\"wp-block-heading has-lg-font-size\">Why it matters<\/h2>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-7387b849 wp-block-columns-is-layout-flex\" style=\"font-size:16px;font-style:normal;font-weight:300\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\" style=\"flex-basis:70%\">\n<p class=\"kt-adv-heading10965_09a137-42 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_09a137-42\">EPCs are more than just a piece of paper. They:<br>&#8211; Influence the value of your home.<br>&#8211; Decide if a landlord can rent out a property.<br>&#8211; Affect eligibility for green funding or mortgage products.<\/p>\n\n\n\n<p class=\"kt-adv-heading10965_57b8a5-07 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_57b8a5-07\">When the score doesn\u2019t reflect reality, it can mislead both homeowners and installers.<\/p>\n\n\n\n<p class=\"kt-adv-heading10965_370ca8-16 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_370ca8-16\">The government\u2019s own consultation admits the obvious: EPCs can\u2019t keep using fuel costs as the headline. Price assumptions don\u2019t align with emissions, and they swing around with the market. It would score the technology itself \u2014 not just what today\u2019s tariffs happen to say. Gas at the bottom, efficient electric and low-carbon tech at the top.<br>That matters, because changing a heating system is expensive and disruptive. People need clear, consistent guidance. In a <a href=\"https:\/\/www.gov.uk\/government\/consultations\/reforms-to-the-energy-performance-of-buildings-regime\/technical-annex-for-chapter-2-what-epcs-measure\">consultation on EPC reform<\/a>, it admitted that the current approach \u2014 a single letter based heavily on fuel prices \u2014 doesn\u2019t support the transition to clean heat.<br><br>The plan from 2026 is to replace that single score with four headline metrics: <\/p>\n\n\n\n<p class=\"kt-adv-heading10965_7d26c7-57 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_7d26c7-57\">&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Fabric performance<\/mark>: how well your home holds heat.<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Heating system<\/mark>: what technology you use, and how efficient\/clean it is.<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Smart readiness<\/mark>: how well your home works with batteries, EVs, and flexible tariffs.<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Energy cost<\/mark>: what it\u2019s likely to cost to run.<\/p>\n<\/div>\n<\/div>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_6 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_6\">That\u2019s progress. But until those changes arrive, EPCs will continue to make electric heating look worse than it really is.<\/p>\n\n\n\n<div class=\"wp-block-kadence-spacer aligncenter kt-block-spacer-10965_b2502d-de\"><div class=\"kt-block-spacer kt-block-spacer-halign-center\"><hr class=\"kt-divider\"\/><\/div><\/div>\n\n\n\n<h2 class=\"wp-block-heading has-16-font-size\">The logical fix<\/h2>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_8 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_8\">For EPCs to be truly useful, they should measure three things side by side:<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Cost <\/mark>(what you\u2019ll pay).<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Carbon <\/mark>(your emissions footprint).<br>&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Consumption <\/mark>(what the home actually uses at the socket).<br><br>That way, consumers and installers can make decisions based on facts, not flawed assumptions.<\/p>\n\n\n\n<div class=\"wp-block-kadence-spacer aligncenter kt-block-spacer-10965_272821-c9\"><div class=\"kt-block-spacer kt-block-spacer-halign-center\"><hr class=\"kt-divider\"\/><\/div><\/div>\n\n\n\n<h2 class=\"wp-block-heading has-16-font-size\">What this means for you<\/h2>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_14 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_14\">&#8211; <mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">Homeowners<\/mark>: Don\u2019t panic if your electric boiler or heat pump looks under-rated on your EPC. The system is outdated, not your choice of heating. Look instead at your actual bills, comfort, and emissions.<\/p>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_15 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_15\"><mark style=\"background-color:rgba(0, 0, 0, 0)\" class=\"has-inline-color has-vivid-cyan-blue-color\">&#8211; Installers<\/mark>: This is a chance to educate customers. Point out that electric systems are efficient in the home, and that EPC reform is coming to reflect that. Customers need reassurance that they haven\u2019t made a \u201cbad\u201d choice just because the paperwork says D.<\/p>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_17 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_17\">Gas boilers may carry an \u201cA\u201d sticker today, but that doesn\u2019t make them cleaner or smarter. Electric boilers and heat pumps deliver near 100% efficiency or more in the home and produce no emissions at the point of use.<\/p>\n\n\n\n<p class=\"kt-adv-heading10965_5d371f-55_18 wp-block-kadence-advancedheading\" data-kb-block=\"kb-adv-heading10965_5d371f-55_18\">EPC reform is on the horizon.
